Important: Property Improvements

Please read CCR Section 9.7 for more information.

One of the most common issues in our community involves home or landscaping changes. Before starting any property improvements, Sweetwater Court residents must obtain approval from both the HOA and First Colony HOA to ensure all changes meet community standards.

Examples of property improvements include:

Adding or modifying decks, patios, or fences
Planting trees, shrubs, or other landscaping outside fenced patios
Installing sheds, gazebos, or screened enclosures
Changing exterior paint, windows, or doors
Adding pools, hot tubs, or other visible outdoor amenities

Homeowners are required to carry insurance covering the full replacement cost of their home and maintain proper liability coverage. The HOA may require proof of insurance.
